Wall Street advances moderately following upbeat readings on home sales, consumer sentiment.

Wall Street ended a volatile week with a moderate gain Friday after better-than-expected economic data placated a market pummeled a day earlier by concerns about housing and the financial sector.

Small-Balance CMBS Classes Downgraded July 21, 2008

Twenty-two classes from two small-balance commercial mortgage-backed securities deals issued by Hometown Commercial Capital Trust have been placed on Rating Watch Negative by Fitch Ratings. The affected transactions are Hometown Commercial Capital Trust 2006-1 and Hometown Commercial Capital Trust 2007-1. The negative rating actions were attributed to "a potential for significant losses from loans currently in special servicing," of which there are six in Hometown 2006-1 and nine in Hometown 2007-1, Fitch reported. Six of the specially serviced loans have the same sponsor, which is no longer able to operate the properties and has put them up for sale as part of a larger portfolio sale, the rating agency said.

What this means is that the commercial mortgage market has also been hit by the subprime industry. This will limit some lending programs and make room for other programs to shine such as hard money, SBA and other make sense programs

Property Tycoon, Donald Trump has defied the slump in the real estate market by selling his Florida Mansion for $100 million to a Russian billionaire.

"In an age of so many people getting hurt in real estate, it shows that you can still do well in real estate." Trump said in a phone interview with the Associated Press.
